Tarpon fishing enthusiasts creating strong traffic at Hill Tide Estates

BOCA GRANDE — It is that time of year when thousands of tarpon fishing enthusiasts from all over the world make their way to Boca Grande, an affluent residential community on Gasparilla Island. And those fishing enthusiasts are discovering Seagate Development Group LLC’s Hill Tide Estates community, a 9.98-acre gated enclave with 19 home sites on the southern tip of Boca Grande and the only site on Boca Grande that overlooks Boca Grande Pass.

The open-concept great room home will showcase traditional interior finishes and will feature an island kitchen. An outdoor living area with a summer kitchen, pool, and spa will overlook the Gulf of Mexico. A three-car garage is also included. Seagate expects to complete the Captiva model in March 2018. 

Seagate’s 5,000-square-foot two-story Sanibel floor plan includes a reception room with a wet bar and fireplace, a study, formal dining room, an island kitchen and great room, and the master suite on the first floor. The reception room, great room, and master bedroom open to an outdoor living area with an outdoor bar, kitchen, and fireplace, and a pool and spa deck. A three-car garage is also featured. Upstairs, four bedrooms with full baths and a flex room and bar open to a sun deck. An optional space over the garage can be transformed into an entertainment area or office.

Seagate’s Gasparilla plan features a massive great room, double-island kitchen and casual dining area. An L-shaped bar, a walk-in wine room, a study, and the master suite are also on the first floor. A three-car garage includes a fishing and boat gear storage space. The great room, master bedroom, and a gallery hallway open to an outdoor area with a fireplace, an island bar, an outdoor kitchen, and a pool and spa. An elevator and staircase lead to an upstairs area that includes three guest bedrooms, two of which open to a covered deck. A lounge also opens to the sunset deck and includes a wet bar. The third guest bedroom opens to a covered terrace.

The 3,577-square-foot Ana Maria plan includes a great room, dining area, and master bedroom, all of which open to the outdoor living area. The first floor also includes a study, an island kitchen, a wet bar, elevator, and a pool bath. The master suite features two walk-in closets and a bath with his and her vanities and separate water closets. The upstairs offers three bedrooms with full baths and walk-in closets. Two of the bedrooms open to a covered deck while the third bedroom opens to a covered balcony.

The 3,746-square-foot Useppa floor plan is also a great room plan with an island kitchen, casual dining area, a wet bar with refrigerated wine storage, a study that opens to a patio, and the master suite on the first floor. The great room, dining area, and master bedroom open to the outdoor living area and pool deck. The covered lanai includes a fireplace and an outdoor kitchen. The master suite includes two walk-in closets, a morning bar, double vanities, a walk-in shower, and a freestanding tub. The upstairs includes a loft space with a morning bar and a covered deck at the front of the residence as well as three bedrooms, two of which open to a covered guest deck.

The 4,799-square-foot Cayo Costa plan is the largest plan. The first floor includes a study that opens to a covered terrace, a her office, a formal living room that includes a fireplace, a wet bar, and double-doors that open to the covered lanai and pool deck, a formal dining room, an island kitchen, and a family leisure room with a vaulted ceiling and double doors leading outdoors.
