Seagate Development Group LLC will start construction of its new two-story furnished Captiva model this month at Hill Tide Estates, a 9.98-acre gated enclave on the southern tip of Boca Grande. Located northwest of Fort Myers on Gasparilla Island, Boca Grande is an affluent residential community recognized for its world class fishing. Hill Tide Estates is the only site on Boca Grande that overlooks Boca Grande Pass. The south side of the property is bordered by a state park and offers unobstructed views of Cayo Costa, a barrier island.
The Captiva model’s architecture was designed by Rich Guzman at RG Designs. Freestyle Interiors’ Lead Designer Ruta Menaghlazi is creating the home’s interior design, and Outside Productions Inc. is crafting the design for the outdoor living area, pool and spa, and landscaping. Seagate expects construction of the Captiva model to be completed April 2018.
The Captiva’s floor plan includes 4,865 square feet under air and 11,184 total square feet under roof. The first floor features a massive living area with a great room, island kitchen and dining area that open to multiple covered lanai spaces, a study with a private outdoor covered deck, and the master suite that includes a bedroom with a large sitting area, double walk-in closets, and elaborate ceiling details. The master bath features his and her water closets, separate vanities, a freestanding tub, and a double walk-in shower. In addition to the pool, spa and pool deck, the outdoor living area includes a pool bath, an outdoor kitchen, and outdoor dining and conversation areas. An open staircase leads to the upstairs that presents three guest en suites, two of which open to a covered deck and two sundecks, as well as a bonus room that includes a wet bar and also opens to the covered balcony and sundecks.
The Captiva plan is one of six floor plans in Seagate’s Hill Tide Estates offering. The Old Florida style plans, all of which have been designed by RG Designs, range from 3,577 to over 5,000 square feet under air. Home sites start at $1.4 million. Eleven of the community’s 19 sites remain available. An on-site sales center is open daily.
The 5,000-square-foot two-story Sanibel floor plan includes a reception room with a wet bar and fireplace, a study, formal dining room, an island kitchen and great room, and the master suite on the first floor. The reception room, great room, and master bedroom open to an outdoor living area with multiple gathering places, an outdoor bar, kitchen, and fireplace, and a landscaped pool and spa deck. A three-car garage is also featured. Upstairs, four bedrooms with full baths, two of which are VIP suites, and a flex room and bar that open to a sun deck provide exceptional quarters for family members and guests. An optional additional space over the garage is available and can be transformed into a second entertainment area or office.
Seagate’s open-concept 4,717-square-foot Gasparilla plan features a great room, double-island kitchen and casual dining area. An L-shaped bar, a glass enclosed walk-in wine room, a study, and the master suite are also on the first floor. A three-car garage includes a fishing and boat gear storage space. The great room, master bedroom and a gallery hallway open to an outdoor living area with a fireplace, island bar, outdoor kitchen, and a pool and spa. An elevator and staircase lead to the upstairs that includes three guest bedrooms, two of which are VIP suites that open to a covered sunset deck. A lounge also opens to the sunset deck and includes a wet bar with a refrigerated beverage center. The third guest bedroom opens to a covered terrace on the front of the residence. Each bedroom includes a full bath and walk-in closets.
Seagate’s 3,577-square-foot Ana Maria plan takes full advantage of Boca Grande’s one-of-a-kind tableau. The sprawling great room, dining area and master bedroom, all open to the outdoor living area. The first floor also includes a study, an island kitchen, a wet bar, elevator, and a pool bath. The master suite features two walk-in closets with a unique open design and a bath with his and her vanities and separate water closets. The upstairs offers three bedrooms with full baths and walk-in closets. Two of the bedrooms, including a VIP suite, open to a covered deck on the rear of the residence while the third bedroom opens to a covered balcony. Generous storage space is also included upstairs.
The 3,746-square-foot Useppa floor plan is also a great room plan with a large island kitchen, casual dining area, a wet bar with refrigerated wine storage, a private study that opens to a patio, and the master suite on the first floor. The great room, dining area, and master bedroom all open to the outdoor living area and pool deck. The covered lanai includes a fireplace and an outdoor kitchen. At 4,799 square feet under air, the Cayo Costa floor plan is the largest of the Hill Tide Estates plans. The plan’s first floor includes a wide entry foyer with a see-through view, a study that opens to a covered terrace on the front of the home, a her office, a large formal living room defined by arched openings that includes a fireplace, a wet bar, and double-doors that open to the covered lanai and a large pool deck, a formal dining room, an island kitchen, and a family leisure room with a beam detailed vaulted ceiling and two sets of double doors leading outdoors. The first-floor master suite features a bedroom with a beamed vaulted ceiling and a large sitting area, two walk-in closets, and a bath with his and her vanities, separate water closets, a walk-in shower, and a freestanding tub. The upstairs offers four guest suites with private baths, two open to a covered deck at the rear of the residence, the other includes a private balcony at the front of the home. A loft area provides an upstairs gathering place.
