Seagate Development Group announced that construction of an observation pier at Hill Tide Estates is on schedule for completion in June. Hill Tide Estates is a 9.98-acre gated enclave on the southern tip of Boca Grande being developed by Seagate and the only site on Boca Grande that overlooks Boca Grande Pass. The observation pier will be situated on Boca Grande Pass and provide spectacular views. Boca Grande Pass is located at the mouth of Charlotte Harbor between the southern tip of Gasparilla Island and the northern tip of Cayo Costa.
Seagate also announced that construction of its furnished Bal Harbour model at Hill Tide Estates is progressing as planned. Theory Design’s Vice President of Design Ruta Menaghlazi has completed the interior design concept and finish selections for the Bal Harbour. Designed by RG Designs, the three-level floor plan includes 4,545 square feet under air on the two living levels. Seagate’s award-winning Captiva model is currently open for viewing and purchase. Seagate was presented the prestigious 2019 Aurora Award for the Captiva model in the Best Single-Family Detached Home Over 4,000 Square Feet category. Theory Design was named recipient of an Aurora Award for the Captiva’s interior design in the Best Interior Design of a Home Priced over $2 million category. The model’s landscaping, outdoor living area, pool, and spa were designed by Outside Productions. Two additional Seagate models are in design.
Construction of BCB Homes’ Beacon model is slated to begin within the next 30 to 45 days. The Hill Tide Estates on site Sales Center has been moved to make way for the Beacon model that is currently in the final stages of development. Hill Tide Estates’ on-site sales personnel are now located in the Captiva model.
In addition to the models, eight choice home sites priced from the $2-millions are also available. Floor plans ranging from 3,004 to over 5,000 square feet under air are included in Seagate’s Hill Tide Estates offering. Seagate will also build residences featuring custom designs.
The Bal Harbour floor plan’s ground level entry and a front porch are flanked by two oversized garages. In addition to the garage areas, the ground level includes massive storage spaces that are perfect for storing beach, fishing, and boating gear. A ground level foyer provides access to an elevator and a staircase that lead to the living levels. The first living level will showcase a spacious great room, an island kitchen, dining area, study, and a second master suite. The entire living area, including the study and second master suite, open to a deck with a pool and spa, and to an outdoor living area with conversation and dining areas, an outdoor kitchen, and a pool bath. The second living level features a bonus room with a wet bar, the master suite, and two VIP guest suites. The bonus room, master suite, and one of the VIP guest suites open to a comfortably sized deck that will offer an ideal place to enjoy sunsets over the Gulf. The deck overlooks the pool and outdoor living area.
Ruta’s design for the Bal Harbour’s interior will convey a relaxing combination of coastal, rustic, and modern styles. The “at the beach” motif will be established by the home’s white windows and trim, a striking standing seam metal roof, and Hardy-Board siding. Inside, white linen and soft grey wall tones will be contrasted by grey, navy blue, and pear green accents. The color palette will play against brushed light oak hardwood flooring. The staircase will feature horizontal iron railings, white risers, and treads that match the light oak hardwood flooring. Painted or stained ship-lap wainscoting and ceiling details will be presented in select areas of the home. The cabinetry in the kitchen and baths will be white wood with relaxed weathered finishes that will be featured in combination with leathered counter surfaces. The first living level’s outdoor living area will provide a relaxing retreat, complete with an infinity edge pool with a spa and sun shelves.
The second living level will continue Ruta’s design’s emphasis on creating a relaxed ambiance and will feature a wet bar in the spacious bonus room as well as a morning bar. The master suite will include two large walk-in closets and a bath with separate vanities, a free-standing tub, and a walk-in shower.
Ruta also created the interior for Seagate’s completed Captiva model. The Captiva floor plan includes 4,865 square feet under air and 11,184 square feet under roof. The first floor features a great room, island kitchen, and dining area that open to the lanai, a study with an outdoor covered deck, and the master suite that includes a bedroom with a sitting area and elaborate ceiling details. The master bath features separate vanities, a free-standing tub, and a walk-in shower. In addition to a pool, spa, and pool deck, the outdoor living area includes a pool bath, outdoor kitchen, and dining and conversation areas. An open staircase leads to the upstairs that presents three guest ensuites, two of which open to a covered deck and two sundecks, and a bonus room with a wet bar. The interior design for the Captiva model was inspired by the Gulf of Mexico. The look conveys a coastal feeling with modern elements and hints of rustic flair. Soft beige walls, blue and turquoise accents, and light oak hardwood flooring provide a connection to Hill Tide Estates’ beachfront setting.
Pocketing sliders in the Captiva’s great room open to the home’s elevated pool deck and outdoor living area. The study features double doors that open to a covered deck and includes an angled tongue and groove ceiling with a white finish. The master bedroom is finished in light beige and white tones. A morning bar with a grey base cabinet, a quartzite countertop, floating shelves, and an undercounter refrigerator is situated in a hallway leading to the master bath. The bath features a natural stone floor, an oval free-standing tub, and a walk-in shower with a framed inlay, and rain head and hand-held shower fixtures. Two of the second living level’s three guest suites open to sundecks. The bonus room opens to a covered deck and features a wet bar with floating shelves. The Captiva model is priced at $5,995,000 with furnishings.
