BOCA GRANDE, Fla. (Oct. 25, 2016) — Land clearing is now complete and site work and underground utility development is under way for the community of Hill Tide Estates in Boca Grande, announced James A. Nulf Jr., Chief Operating Officer and Partner at Seagate Development Group LLC, one of the community’s developers.
The 9.98-acre gated enclave on the southern tip of Gasparilla Island with excellent water access and views is a 19 luxury home site development for single-family homes connected by paver streets. Home sites begin at $1.4 million.
BCB Homes and Seagate Development Group are the development partners, and Gulf Coast International Properties is the exclusive real estate firm.
Hill Tide Estates gets it name from one of the most celebrated activities on the island — tarpon fishing. A “hill tide phenomenon” occurs every May and June whereby the tides flush out crabs, which in turn attracts the massive world-class game fish for which Boca Grande is world famous. While there are few buildable home sites available dotting the island — land vacancy is 10 percent or less — Hill Tide Estates is the single largest and last contiguous parcel to build on.
Buyers can choose Seagate Development, BCB Homes or their own builder, and customize their home within a set of architectural guidelines. Seagate Development Group will be creating several sample floor plans and elevations, designed with pitched metal roofs and island architecture. An observation deck (replacing the decaying industrial loading dock), a community boat dock with lifts and a boardwalk to the lighthouse are proposed.
FP&L previously owned the property where from 1958 to 2002 they operated the FP&L Boca Grande Terminal, a tanker receiving and transshipment facility. When FP&L “repowered” its Fort Myers generation plant using state-of-the-art technology and natural gas in the early 2000s, the facility was no longer needed and its four large storage tanks were decommissioned. The electric utility sold the property to the current owners in 2015.
Location, Location, Location
With a location on a barrier island off the Cape Haze Peninsula, Hill Tide Estates looks out on Charlotte Harbor, the historic Port Boca Grande Lighthouse and endless Caribbean blue-like water. Residents will also enjoy picture-perfect views of the Boca Grande Pass — sights that other homeowners on the island do not have.
The south side is bordered by Gasparilla State Park, with unobstructed sight lines of the island Cayo Costa State Park, and the Gulf of Mexico with its 14 beaches nearby. Nature enthusiasts can also stroll numerous walking paths from Gulf Boulevard just outside the community’s gate to arrive on the great expanses of white-sand beaches.
Boca Grande, FL
Boca Grande has been likened to “small-town America,” with no stoplights, billboards, high-rises or fast-food chains. Instead, the island lifestyle includes unique shops and art galleries, championship golf courses, Boca Grande Bike Trail, boating and fishing excursions, and casual and fine-dining establishments known for their just-caught seafood. For air transportation, the privately operated Coral Creek Airport is just 10 miles away.
“Boca Grande is a small, tightly knit, family-oriented destination that attracts buyers who are seeking a quiet, elegant and intimate lifestyle,” Null said. “We expect to see that same demographic interested in embracing life at Hill Tide Estates.”
Hill Tide Estates residents who want to broaden their recreational options and social lifestyle may have the opportunity to join any of the three prestigious private clubs in Boca Grande. Another unique point about Boca Grande is there are no gas stations, with the exception of a street pump at Boca Grande Marina. So many local residents use a golf cart as their main mode of transportation.
