Land clearing complete at Hill Tide Estates

BOCA GRANDE, Fla. (Oct. 25, 2016) — Land clearing is now complete and site work and underground utility development is under way for the community of Hill Tide Estates in Boca Grande, announced James A. Nulf Jr., Chief Operating Officer and Partner at Seagate Development Group LLC, one of the community’s developers.

The 9.98-acre gated enclave on the southern tip of Gasparilla Island with excellent water access and views is a 19 luxury home site development for single-family homes connected by paver streets. Home sites begin at $1.4 million.

BCB Homes and Seagate Development Group are the development partners, and Gulf Coast International Properties is the exclusive real estate firm.

The Phenomenon
Hill Tide Estates gets it name from one of the most celebrated activities on the island — tarpon fishing. A “hill tide phenomenon” occurs every May and June whereby the tides flush out crabs, which in turn attracts the massive world-class game fish for which Boca Grande is world famous. While there are few buildable home sites available dotting the island — land vacancy is 10 percent or less — Hill Tide Estates is the single largest and last contiguous parcel to build on.

Buyers can choose Seagate Development, BCB Homes or their own builder, and customize their home within a set of architectural guidelines. FP&L previously owned the property where from 1958 to 2002 they operated the FP&L Boca Grande Terminal, a tanker receiving and transshipment facility. When FP&L “repowered” its Fort Myers generation plant using state-of-the-art technology and natural gas in the early 2000s, the facility was no longer needed and its four large storage tanks were decommissioned. The electric utility sold the property to the current owners in 2015.
