BOCA GRANDE — Seagate Development Group announced that one of the remaining home sites at its Hill Tide Estates community is now under contract. Just seven choice home sites priced from the $2-millions remain available. Hill Tide Estates is a 9.98-acre gated enclave on the southern tip of Boca Grande being developed by Seagate and the only site on Boca Grande that overlooks Boca Grande Pass. Boca Grande Pass is located at the mouth of Charlotte Harbor between the southern tip of Gasparilla Island and the northern tip of Cayo Costa. Floor plans ranging from 3,004 to over 5,000 square feet under air are included in Seagate’s Hill Tide Estates offering. Seagate will also build residences featuring custom designs.
Seagate’s award-winning furnished Captiva model is open for viewing and purchase at Hill Tide Estates. Designed by RG Designs, the Captiva model showcases an interior created by Theory Design’s Vice President of Design Ruta Menaghlazi. The model’s landscaping, outdoor living area, pool, and spa were designed by Outside Productions. Seagate was presented the prestigious 2019 Aurora Award for the Captiva model in the Best Single-Family Detached Home Over 4,000 Square Feet category. Theory Design was named recipient of an Aurora Award for the Captiva’s interior design in the Best Interior Design of a Home Priced over $2 million category.
The Captiva model is one of three models available for purchase at Hill Tide Estates. Construction of Seagate’s Bal Harbour model is progressing as planned. Construction of BCB Homes’ Beacon model is slated to begin within the next 30 days. Hill Tide Estates’ on-site sales associates are located in the Captiva model. Priced at $5,995,000 with furnishings, the Captiva model includes 4,865 square feet under air and 11,184 square feet under roof. The ground level features two garages and a lower foyer. The first living level includes a great room, island kitchen, and dining area that open to the lanai, a study, and the master suite. The master bath features separate vanities, a free-standing tub, and a walk-in shower. A staircase leads to the second level that presents three guest ensuites and a bonus room with a wet bar. In addition to a pool and spa, the outdoor living area includes a pool bath, outdoor kitchen, and an outdoor dining area. Ruta’s design for the Captiva’s interior conveys a coastal feeling. Beige walls, blue and turquoise accents, and light oak flooring provide a connection to the community’s beachfront setting.

The kitchen’s island’s grey finish plays against a quartzite counter. Barstools with tweed fabric and pendant lights provide a gathering place. The perimeter cabinetry is finished in white and features upper cabinets with glass door fronts and windows at the back. A gas Wolf range features a deep grey wooden hood. Other appliances include a stainless-steel SubZero refrigerator/freezer, a Wolf microwave drawer, and two Asko dishwashers. A walk-in pantry features a SubZero icemaker, Whirlpool refrigerator, and a washer and dryer.
A dining table with rattan chairs seats eight in the dining area. A door opens to the outdoor living area and pool deck.
