Theory Design announced that Vice President of Design Ruta Menaghlazi has completed the interior design concept and finish selections for Seagate Development Group’s furnished Captiva model at Hill Tide Estates, a 9.98-acre gated enclave on the southern tip of Boca Grande being developed by Seagate. The Captiva model is scheduled for completion in March. Seagate and Theory Design have opened a Showroom situated in the heart of downtown Boca Grande’s heralded Historic District at 411 Park Avenue, Suite 1. The Showroom presents home furnishings and finish selections available through Theory Design that are ideally suited to Hill Tide Estates’ island lifestyle.
Designed by RG Designs, the three-level Captiva floor plan includes 4,865 square feet under air and 11,184 square feet under roof. The ground level features two multi-car garages, storage spaces, and a lower foyer with an elevator and a staircase leading to the upstairs. The first living level features a great room, island kitchen, and dining area that open to the lanai, a study with an outdoor covered deck, and the master suite that includes a bedroom with a sitting area and elaborate ceiling details. The master bath features separate vanities, a free-standing tub, and a walk-in shower. An open staircase leads to the second living level that presents three guest ensuites, as well as a bonus room with a wet bar. Outside Productions, Inc. is designing the Captiva’s landscaping, outdoor living area, pool, and spa. In addition to a pool, spa, and pool deck, the outdoor living area includes a pool bath, outdoor kitchen, and outdoor dining and conversation areas. The Captiva model is priced at $5,995,000 furnished.
Menaghlazi’s interior design for the Captiva model was inspired by the Gulf of Mexico. The look will convey a coastal feeling with modern elements and hints of rustic flair. Soft beige walls, blue and turquoise accents, and light oak hardwood flooring will provide a connection to Hill Tide Estates’ spectacular beachfront setting.
A double-door entry at the top of the Captiva’s outdoor steps will lead to the lower foyer that will present an open ceiling soaring to the top of the second living level. An ocean-inspired art piece will be placed above an attractive light-toned credenza. In addition to the elevator, a staircase with open risers and treads finished to match the light oak flooring will lead to the great room. At the top of the stairs, a wooden railing with stainless steel pickets will overlook the lower foyer.
Pocketing sliders in the Captiva’s great room will open to the home’s elevated pool deck and outdoor living area. The great room ceiling will feature painted beam details that will divide the ceiling into nine boxes finished with tongue and groove trim molding. As planned, the great room’s feature wall will showcase a medium grey-toned media console and a wall-mounted television flanked by art selections. Additional furnishings are expected to include a light-toned modern sectional sofa, a console finished in white and medium wood tones, a rectangular wooden cocktail table, a wicker end table, and a pair of rustic wicker side chairs with light fabric. A light blue area rug will anchor the seating area.
In the kitchen, Menaghlazi has selected a deep grey finish for the island’s base cabinet that will play against a natural stone quartzite counter surface. Four counter-height warm wood barstools with tweed fabric and three hanging pendant lighting fixtures will provide a comfortable gathering place at the island. The perimeter cabinetry will be finished in white and feature stacked upper cabinets with glass door fronts and windows at the back to provide natural light. A 48-inch gas Wolf range will feature a wooden hood finished in deep grey. Other appliances will include a 48-inch stainless steel built-in SubZero refrigerator and freezer, a Wolf microwave drawer at the island, and two Asko dishwashers. A walk-in pantry will feature a 50-inch SubZero icemaker, a 22-cubic foot Whirlpool refrigerator, and an Electrolux washer and dryer.
As planned, an oversized medium-toned rectangular wooden dining table with rattan chairs will seat eight in the adjacent dining area. Three lantern-style lighting fixtures will be suspended over the table. A door will open the interior dining space to the elevated outdoor living area and pool deck that will include a staircase to the home’s ground level. The outdoor kitchen will feature a 36-inch Wolf gas grill, a SubZero undercounter refrigerator, Nature Kast cabinetry in a soft beige wood tone, and granite countertops. A gas fireplace with a floor to ceiling decorative stone wall will be positioned adjacent to the grilling station. A sectional sofa will provide seating in front of the fireplace. A rectangular dining table will feature a soft greyish wood finish to match the dining chairs that will include cream cushions. Additional seating will be provided in a covered area outside the great room and master bedroom that will feature a light-toned tongue and groove ceiling. The pool deck will be finished with tan porcelain tile with stone cupping and will be surrounded by a stainless-steel railing. The back wall of the pool will feature three water spouts. The pool will include a sun shelf and a spa.
In the study, double doors will open to a covered deck on the front of the home. The study will feature an angled tongue and groove ceiling with a white finish. Furnishings are expected to include a hickory white desk with a steel base, a rustic console table, a sofa and side table, two rustic side chairs, and sailboat inspired art work.
A double-door entry will open to the master suite’s vestibule. The bedroom will be finished in light tones of beige and white that will convey a coastal feeling. The bed will feature a soft beige fully-upholstered headboard, side rails, and footboard and will be flanked by tan rustic nightstands. A pair of rattan chairs and a circular table will provide a comfortable sitting area that will feature sliders opening to the covered lanai. The bedroom also includes a large walk-in closet. A second walk-in closet and a morning bar with a grey base cabinet, a quartzite countertop, floating shelves, and a SubZero undercounter refrigerator will be situated in a hallway leading to the master bath. The bath will feature a Pietra Antica natural stone floor, an oval free-standing tub, and a dual walk-in shower with a framed inlay that includes a herringbone center, decorative accent tiles on the walls, three windows that will provide natural light, and rain head and hand-held shower fixtures. The bath will also include dual vanities with grey-toned cabinetry, quartzite counters with storage towers, rectangular undermount sinks, his and her water closets.
Two of the second living level’s three guest suites open to sundecks. The bonus room will open to a covered deck and feature a wet bar with floating shelves. The bar will include a deep grey base cabinet, a quartzite counter, and an undercounter beverage center. A dark wood furniture piece will grace the wall on the opposite side of the room. Other furnishings will include a soft beige cloth sofa, heather grey side tables, a rectangular cocktail table, and a pair of side chairs. The bonus room is pre-plumbed for a stacked washer and dryer.
