(Nov. 3, 2016) — Naples-based development partners Seagate Development Group and BCB Homes held a ceremonial groundbreaking Nov. 1 for the new community of Hill Tide Estates (www.HillTideEstates.com) coming to life in Boca Grande. Guests learned about the community, met the developers and other team members, and enjoyed a catered, continental breakfast.

The nearly 10-acre Hill Tide Estates on the southern tip of Gasparilla Island offering water access and views will be a notable addition to Boca Grande. The 19-homesite development for luxury single-family homes connected by paver streets is the single largest and last contiguous parcel to build on. Home sites begin at $1.4 million, with Gulf Coast International Properties the exclusive real estate firm representing the community.

Instead of traditional “grown-up” shovels typically used to ceremoniously dig the first scoops of dirt at community groundbreakings, Hill Tide Estates representatives enlisted the help of The Island School in Boca Grande. Fifth-grade students at the K-5 charter school dressed up children’s plastic sand shovels using colorful motifs and island-like designs, including seashells and other design items reflective of the area’s charm and artistic expressions. The Island School students are frequently involved in Boca Grande activities as part of the school’s focus on encouraging children to build a sense of community.

The Phenomenon
Hill Tide Estates gets it name from one of the most celebrated activities on the island — tarpon fishing. A “hill tide phenomenon” occurs every May and June whereby the tides flush out crabs, which in turn attracts the massive world-class game fish for which Boca Grande is world famous. While there are few buildable home sites available dotting the island — land vacancy is 10 percent or less — Hill Tide Estates is the single largest and last contiguous parcel to build on.
